What drives bathroom renovation cost
- Moving fixtures: relocating a toilet, shower or drain is the single biggest cost jump, roughly $2,500 to $5,000 per fixture.
- Shower type: a walk-in shower with a fixed glass panel costs less than a frameless door ($500 to $1,200 versus $1,200 to $3,000 for the glass); a curbless shower adds at least $1,000 to $2,000 for recessing the floor and waterproofing.
- Tile: porcelain runs about $10 to $18 per square foot installed, and large-format tile $14 to $22.
- Heated floors: about $8 to $15 per square foot installed, or $300 to $900 for a typical bathroom floor, plus a thermostat.
- Vanity: a custom vanity built to the room costs more than a stock one, but fits odd walls and gives far better storage; we build vanities with the same cabinet makers who build our kitchens.
Do you need a permit for a bathroom renovation?
Replacing fixtures, tile and the vanity in the same place does not need a building permit in Richmond Hill. Adding, removing or relocating plumbing fixtures or drains does, and almost all electrical work (a new fan circuit, pot lights or a heated floor) needs an ESA notification filed by the licensed electrical contractor. Xact Design Inc. handles permits and inspections for its clients.
How long a bathroom renovation takes
- Powder room: about 1 to 2 weeks.
- Main bathroom in the same layout: about 2 to 3 weeks.
- Ensuite with a custom shower or moved plumbing: 3 to 4 weeks or more.
- Special-order items such as custom glass and vanities are measured during the job and can add time, so we order them as early as the design allows.
